The easiest start is your next listing: paste three of your own past descriptions into ChatGPT, add the new home's facts, and get a description and a just-listed post that sound like you. Then use the same assistant for anxious client emails, with a rule that it may only promise what the contract and the other parties have actually confirmed. [Listing Descriptions and Posts in Your Voice](https://learn.ynteractive.com/content/chatgpt-listing-descriptions-in-your-voice-real-estate) takes about 7 minutes.

You do not need a real estate AI platform, a [CRM](https://learn.ynteractive.com/content/glossary/crm) [integration](https://learn.ynteractive.com/content/glossary/integration) or a [chatbot](https://learn.ynteractive.com/content/glossary/chatbot) on your website to start. A free ChatGPT or Claude account and the listings and emails already on your desk are enough for the first week.

## What is the five-day plan?

**Day 1: one listing in your voice.** Copy three descriptions you wrote and liked, with the notes each was written from. Paste them between ### lines, then the new listing's facts. Add "copy my style, not the facts."

**Day 2: one just-listed post.** In the same chat, ask for a short Facebook and Instagram post for the listing. Check every feature against the listing sheet.

**Day 3: one client reply.** Pick the email you have been putting off. Paste the thread, the facts you know, and a list of who decides what (seller, lender, appraiser, title). Ask for a reply that answers each question.

**Day 4: check every promise.** Ask the assistant for a table of each promise in its draft and the fact behind it. Fix anything that is not supported, then send it yourself.

**Day 5: save templates.** Turn the listing prompt and the reply prompt into templates with blanks. [Prompt Writing 101](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format) shows the four-part structure (Role, Context, Task, Format) and how to save it in a Google Doc.

## What does this look like in a real lesson?

In [Listing Descriptions and Posts in Your Voice](https://learn.ynteractive.com/content/chatgpt-listing-descriptions-in-your-voice-real-estate) you first ask for a description of 412 Alder Lane with no examples, and get the usual "comfortable living space" and "added peace of mind", with the best feature buried in paragraph two. Then you paste three of Elena's real past descriptions, each separated by ### lines, and the same listing. The new version leads like Elena does and ends the way she does, without being told any rules. Next you ask for a post under 60 words for a condo on Harbor Road, with the guard line "Copy my style, not the facts", so no elevator, parking or river view slips in from the examples.

In [Answer Anxious Buyers Without Overpromising](https://learn.ynteractive.com/content/chatgpt-reply-to-buyer-emails-real-estate-agent) you are Priya at Northgate Realty. Kevin's inspection found an old roof and water heater, the seller offered a credit instead of repairs, and his lender mentioned rates went up. The first draft says closing is on track and his rate is fine. The promise check shows the closing line is only partly supported and the rate line not at all, because the lender decides that. You use the safer wording and send a calm reply from Gmail.

## What rules should agents keep in mind?

- **Fair housing.** The Fair Housing Act prohibits discrimination based on race, color, religion, sex, national origin, familial status and disability, and many states add more protected classes. AI drafts sometimes describe the buyer ("perfect for a young family") instead of the home. Describe the property, not the people you picture in it.
- **Accuracy.** A wrong square footage, school or feature in a listing is your responsibility. Check every fact against the listing sheet before it goes on the MLS or social media, and follow your MLS and brokerage rules.
- **Promises only others can keep.** Repairs, closing dates, rates and appraisals belong to the seller, lender or appraiser. Say what has been confirmed, and who to ask about the rest.
- **Client data.** Leave loan numbers, bank details and Social Security numbers out of anything you paste.
- **Wire fraud.** Never let AI draft or forward wiring instructions. Tell clients to confirm any wiring details by phone with the title or escrow company, using a number they already have.

## What mistakes should agents avoid?

- **Asking for a listing with no examples.** You will get the same words as every other listing.
- **Letting the examples' facts leak in.** Always add "style, not facts".
- **Sending a reassuring draft unchecked.** Reassurance is where the overpromises hide.
- **Trying five tools at once.** Pick one assistant and use it every day this week.

## Key takeaways

- Start with listings in your own voice, using three of your past descriptions.
- Add "copy my style, not the facts" and check against the listing sheet.
- For client emails, list who decides what, and check every promise.
- Describe the property, never the buyer, and keep wiring details out of AI.

## Frequently asked questions

**Is ChatGPT or Claude better for real estate agents?**

Both write good listings and replies with the same prompts. Use whichever you will open every day. The [real estate agent start guide](https://learn.ynteractive.com/content/start/real-estate-agent) and the [prompts for real estate agents](https://learn.ynteractive.com/content/prompts/roles/real-estate-agents) work with either.

**Can AI write MLS descriptions?**

Yes, as a draft. Check every fact against the listing sheet, keep the description about the property, and follow your MLS's own rules on content.

**How do I make ChatGPT sound like me?**

Give it two or three examples of your own writing, fenced off clearly, before the new task. See [how to get ChatGPT to write like me](https://learn.ynteractive.com/content/questions/how-to-get-chatgpt-to-write-like-me).
