Use this the day after showings, when your seller wants to know what buyers thought. "Any feedback?" gets ignored or gets "they liked it." Three specific questions a busy agent can answer in a minute get real answers. The prompt writes one short message per showing, built around your seller's actual concerns.

## The prompt

Copy it into ChatGPT (or Claude, Gemini or Copilot) and replace every `[BLANK]` with your own details. It uses the four parts from [Prompt Writing 101](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format): Role, Context, Task and Format.

Copy prompt

```text
Role: You are [AGENT], the listing agent at [BROKERAGE], asking buyer's agents for showing feedback.
Context: The listing: [LISTING]. What my seller most wants to know: [SELLER QUESTIONS]. The showing log is below. Agents are busy, so keep it short. Never share other buyers' feedback, offers or the seller's plans.
Task: For each showing, write a message that thanks the agent by name, names the showing date, and asks three specific questions: one on price, one on condition, one on whether their buyer is still considering it. Say a one-line reply is fine.
Format: One message per agent, labeled with name and channel. Texts under 300 characters; emails under 90 words with the address in the subject. Sign as [AGENT].
Here is the showing log:
## Fill in the blanks
**`[AGENT]`**
Your name.
**`[BROKERAGE]`**
Your brokerage's name.
**`[LISTING]`**
Address and current list price.
**`[SELLER QUESTIONS]`**
What your seller is worried about, in their words. These become the three questions.
**`[SHOWING LOG]`**
Date, time, buyer's agent name and how to reach them, one showing per line.
## Example, filled in
**A made-up example** from the free lesson [Prompt Writing 101: Role, Context, Task, Format](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format). Hillside Realty is a made-up brokerage, used here with the four-part method from Prompt Writing 101. The made-up condo at 88 Mill Street had three showings in its first week, and the seller is anxious.
Copy example
```text
Role: You are Nora Diaz, the listing agent at Hillside Realty, asking buyer's agents for showing feedback.
Context: The listing: 88 Mill Street, Unit 3B, listed at $289,000. What my seller most wants to know: Is the price in line with what buyers are comparing it to? Is the older kitchen holding it back? Did anyone like it enough to come back? The showing log is below. Agents are busy, so keep it short. Never share other buyers' feedback, offers or the seller's plans.
Task: For each showing, write a message that thanks the agent by name, names the showing date, and asks three specific questions: one on price, one on condition, one on whether their buyer is still considering it. Say a one-line reply is fine.
Format: One message per agent, labeled with name and channel. Texts under 300 characters; emails under 90 words with the address in the subject. Sign as Nora Diaz.

Here is the showing log:
Tue Oct 6, 4 p.m., Paul Grant, text
Tue Oct 6, 6 p.m., Aisha Bello, email
Wed Oct 7, 11 a.m., Dan Moore, email
```
## What a good answer looks like
- Three questions that map to the seller's worries and can each be answered in a line.
- Each message names that agent's showing, so they know which one you mean.
- A text short enough to answer from a parking lot, with "a one-line reply is fine."
- Nothing about other showings, offers or the seller's plans.
## How to check it before you use it
An AI draft can sound right and still say something you never told it. Use the habit from the [Reply Faster lesson](https://learn.ynteractive.com/content/chatgpt-reply-to-customer-emails): check every promise, name, date and number against what you gave it before anything goes out.
- Check every name, time and channel against your showing log.
- Make sure the price question doesn't hint at flexibility ("would they come in lower?"). That's your seller's negotiating position.
- When you summarize the replies for your seller, check every quote against the original message; summaries can sharpen or soften what an agent said.
- Keep the replies in your transaction file, and follow your brokerage's rules on texting.
## Why this prompt works
Feedback requests fail because the questions are vague. The Context carries the seller's real concerns, and the Task turns them into one question each on price, condition and interest, so you get answers you can compare across agents and turn into [action items](https://learn.ynteractive.com/content/glossary/action-items) for the seller.
## Practice it in the free lesson
**[Prompt Writing 101: Role, Context, Task, Format](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format)**: Ask ChatGPT for the same customer email twice, once vaguely and once with a four-part prompt, and see exactly why structure gets a better answer. You do every step yourself in a practice copy of ChatGPT, and nothing touches your real accounts.
