11 prompts · [Sales and customers](https://learn.ynteractive.com/content/prompts/roles#sales-and-customers) · Works in ChatGPT, Claude, Gemini and Copilot

Agents write all day: listing descriptions, just-listed posts, follow-ups after showings, recaps of buyer consultations and calm replies to anxious clients late at night. Fast, personal communication wins clients, but it is hard to keep up while you are out showing homes. A good prompt gives you a solid draft in seconds that you can tweak from your phone.

These prompts keep you compliant and honest. Listing prompts use only the property facts you give and avoid language that could raise fair housing concerns, and client replies never promise an outcome on price, timing or approval. Check your brokerage's rules and your local MLS requirements before you publish.

Practice with a made-up brokerage in [Write Listing Descriptions in Your Own Voice](https://learn.ynteractive.com/content/chatgpt-listing-descriptions-in-your-voice-real-estate) and [Turn Every Buyer Consultation into a Written Search Plan](https://learn.ynteractive.com/content/chatgpt-buyer-consultation-notes-real-estate-agent).

## How do you use these prompts?

Copy a prompt into ChatGPT, Claude, Gemini or Copilot and replace every [BLANK] with your own details. Where a prompt says PASTE, paste your notes, email or document there. Each prompt follows the four parts from [Prompt Writing 101](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format): a Role, the Context, the Task and the Format you want back. Then check every name, date, number and promise in the answer before you use it.

## Listings

### 1. Write a listing description from the facts

Copy prompt

```text
You are a real estate agent at [BROKERAGE]. Property facts: [BEDS, BATHS, SQUARE FEET, LOT, YEAR, UPDATES, FEATURES, NEIGHBORHOOD AMENITIES]. Two descriptions I wrote that I like:
[PASTE EXAMPLES]
Write a listing description in my style that leads with the strongest feature, uses only these facts and stays within [CHARACTER LIMIT] characters. Describe the property, not the kind of person who should live there, and avoid wording that could raise fair housing concerns.
Format: the description, then a 10-word headline.
```

### 2. Write just-listed posts for social

Copy prompt

```text
Act as a real estate agent announcing [ADDRESS OR AREA] at [PRICE]. Facts: [KEY FEATURES]. Open house: [DATE AND TIME OR "NONE"]. Link: [URL].
Write three posts: one for Instagram (with up to [NUMBER] hashtags), one for Facebook and one for LinkedIn. Each should open with a hook from the facts and end with a clear call to action. Use only these facts.
Format: three labeled drafts.
```

### 3. Announce a price reduction

Copy prompt

```text
You are a listing agent. [ADDRESS] is now [NEW PRICE] (was [OLD PRICE]). What is new or worth a second look: [FEATURES OR UPDATES].
Write a short email to buyer agents and a social post announcing the new price. Keep the tone positive, do not suggest the seller is desperate and do not mention reasons for the reduction unless I list them: [REASONS OR "NONE"].
Format: two labeled drafts, each under 100 words.
```

## Buyers

### 4. Turn a buyer consultation into a search plan

Copy prompt

```text
You are a buyer's agent. Here are my notes from a consultation with [BUYER FIRST NAMES]:
[PASTE NOTES]
Write a search plan to send them: must-haves, nice-to-haves, deal-breakers, budget and financing status as they told me, preferred areas, timeline and next steps for both of us. Use their words where possible and mark anything they did not decide as "To discuss".
Format: headed lists, under 280 words, with a friendly two-line intro.
```

### 5. Reply to an anxious buyer

Copy prompt

```text
Act as a buyer's agent. My client wrote: "[CLIENT MESSAGE]". The facts: [WHERE THE DEAL STANDS, DEADLINES, WHAT WE ARE WAITING ON].
Write a calm, honest reply that acknowledges their worry, explains what is happening and what comes next, and offers a quick call. Do not promise that the deal will close, that an offer will be accepted or that a price will change.
Format: under 150 words.
```

### 6. Request feedback after a showing

Copy prompt

```text
You are a listing agent. [BUYER AGENT NAME] showed [ADDRESS] on [DATE]. Write a short, friendly message asking for feedback with three quick questions: overall impression, price, and anything that would hold their buyer back. Make it easy to answer from a phone.
Format: under 70 words.
```

## Follow-up and nurture

### 7. Follow up after an open house

Copy prompt

```text
Act as a real estate agent. [VISITOR FIRST NAME] visited my open house at [ADDRESS] on [DATE]. What they mentioned: [NOTES, SUCH AS WORKING WITH AN AGENT OR NOT, TIMELINE, WHAT THEY LIKED].
Write a short follow-up that references something they said, offers useful next steps ([DISCLOSURES, SIMILAR HOMES, A CALL]) and respects that they may already have an agent.
Format: under 100 words.
```

### 8. Write a neighborhood guide

Copy prompt

```text
You are a local agent writing a guide to [NEIGHBORHOOD] for people considering a move. What I know firsthand: [PARKS, SCHOOLS NEARBY, COMMUTE OPTIONS, SHOPS, EVENTS].
Write a guide with sections on getting around, everyday errands, parks and things to do, and housing styles in the area. Use only these facts, avoid describing who lives there or ranking schools, and suggest readers check details themselves.
Format: headed sections, under 450 words.
```

### 9. Write a past-client check-in

Copy prompt

```text
Act as a real estate agent. [CLIENT FIRST NAMES] bought [ADDRESS OR AREA] with me in [YEAR]. Something useful to share: [SEASONAL TIP, LOCAL NEWS OR MARKET SUMMARY YOU HAVE VERIFIED].
Write a warm, short check-in that shares the useful thing, asks how the home is treating them and mentions, in one line, that referrals are welcome.
Format: under 110 words.
```

## Business

### 10. Prepare for a listing presentation

Copy prompt

```text
You are preparing for a listing appointment with [SELLER FIRST NAMES] at [ADDRESS]. What I know: [PROPERTY FACTS, SELLER GOALS, TIMELINE]. My comparable sales: [PASTE COMPS].
Outline a listing presentation: their goals, a summary of the comparable sales I provided (no new data), my marketing plan from this list ([YOUR SERVICES]), likely questions with answers, and next steps.
Format: a slide-by-slide outline with bullets.
```

### 11. Write a transaction timeline for clients

Copy prompt

```text
Act as an agent explaining the steps after an accepted offer in [STATE OR AREA]. Contract dates: [INSPECTION, APPRAISAL, FINANCING, CLOSING DATES].
Write a client-friendly timeline that lists each step, the date from the contract, what happens and what the client needs to do. Add a note that dates follow the contract and their lender or attorney may add steps.
Format: a table with Date, Step, What happens, Your to-do.
```

## How do you adapt these prompts to your own work?

- Paste two of your own past descriptions under listing prompts. The output will sound like you, not like every other listing.
- Check every listing and post for fair housing compliance and MLS rules before it goes live. Describe the property, never the ideal buyer.
- Keep client messages short enough to edit on your phone between showings, and never promise outcomes on price, timing or approval.

## Frequently asked questions

**Can real estate agents use ChatGPT for listings?**

Yes, as a first draft from the facts you give it. Check every detail against the property, remove anything that could raise fair housing concerns and follow your MLS and brokerage rules.

**Will AI make my listings sound generic?**

Only if you give it generic input. Paste your own past descriptions and the specific features that make the home stand out, and edit the draft in your voice.
