# Price reduction announcement prompt: free ChatGPT template

Use this when a seller agrees to a new list price and you want to tell everyone who looked: buyers who toured, agents who showed it, and your followers. The prompt writes an email and a social post that lead with the new price and a reason to take another look, without hinting at why the seller cut it, how low they'd go, or how much interest there is.

Keep anything the seller told you in confidence out of the prompt entirely. If it isn't in the prompt, the AI can't leak it.

## The prompt

Copy it into ChatGPT (or Claude, Gemini or Copilot) and replace every `[BLANK]` with your own details. It uses the four parts from [Prompt Writing 101](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format): Role, Context, Task and Format.

After two weeks of showings, the seller of the made-up condo at 88 Mill Street agreed to a lower price.

## What a good answer looks like

- The address and new price in the subject line and the first sentence.
- A reason to look again drawn from your highlights, such as the balcony or the HOA fee covering water.
- Nothing about the seller: no "motivated," no "bring all offers," no hint of a floor.
- Two pieces sized for where they'll appear, with the same open house time in both.

## How to check it before you use it

An AI draft can sound right and still say something you never told it. Use the habit from the [Reply Faster lesson](https://learn.ynteractive.com/content/chatgpt-reply-to-customer-emails): check every promise, name, date and number against what you gave it before anything goes out.

- Check every number: old price, new price, HOA fee and dates against the MLS.
- Check every promise: delete any claim of interest or urgency you didn't supply, like "several showings booked."
- Read it as the seller would. If anything suggests they're desperate or flexible, cut it; that's their negotiating position.
- Confirm the new price is live in the MLS before you send, so the email and the listing match.

## Why this prompt works

The most useful part of this prompt is a list of things not to say. Sales copy online is full of urgency and seller motivation, so a model reaches for both; naming them as [prompt constraints](https://learn.ynteractive.com/content/glossary/prompt-constraints) keeps the announcement factual and protects your seller.
