# Open house follow-up prompt: free ChatGPT template

Use this the evening of an open house, while you still remember who asked about the basement and who was just curious. Paste the sign-in sheet with your notes, and the prompt writes a short message for each visitor who agreed to be contacted, built around what they actually asked, with one next step. Visitors who already have an agent get a brief thank-you with no pitch.

## The prompt

Copy it into ChatGPT (or Claude, Gemini or Copilot) and replace every `[BLANK]` with your own details. It uses the four parts from [Prompt Writing 101](https://learn.ynteractive.com/content/prompt-writing-101-role-context-task-format): Role, Context, Task and Format.

## Fill in the blanks

**`[AGENT]`**

Your name.

**`[BROKERAGE]`**

Your brokerage's name.

**`[LISTING FACTS]`**

Facts you're comfortable putting in writing: features, measurements, what the seller's disclosure says. Visitors' questions get answered only from this.

**`[NEXT STEP]`**

The one thing you'd like them to do, such as book a private showing or ask for the disclosure packet.

**`[SIGN IN NOTES]`**

Each visitor's name, contact channel, whether they're OK to contact, whether they have an agent, and what they asked.

## What a good answer looks like

- Three messages, none for the neighbor who left no contact details.
- The basement answer framed as what the disclosure says, plus the option of their own inspection, not "the basement is dry."
- The garage answer as a measurement (about 12 x 20 ft), with no guess about whether a pickup fits.
- A short thank-you for Jenna, with no pitch, since she has an agent.

## How to check it before you use it

An AI draft can sound right and still say something you never told it. Use the habit from the [Reply Faster lesson](https://learn.ynteractive.com/content/chatgpt-reply-to-customer-emails): check every promise, name, date and number against what you gave it before anything goes out.

- Check every promise and answer against your listing facts and the seller's disclosure; the AI has seen neither.
- Search for urgency ("lots of interest," "won't last") and delete it unless your facts support it.
- Confirm each channel matches what the visitor gave you, and that your texts follow your brokerage's rules on texting and opt-outs.
- Read the messages side by side. If they all open the same way, change a few words so each sounds like you remembered the person.

## Why this prompt works

The paste block holds the personal details and the Context holds the rules, so one prompt handles a whole sign-in sheet while every message follows the same limits. Using [delimiters](https://learn.ynteractive.com/content/glossary/delimiters) like the numbered list keeps each visitor's notes from bleeding into another's message.
