Use this when you have a new listing, your walkthrough notes and the seller's documents, and you need remarks for the MLS and your website plus a short social caption. The prompt turns your verified facts into copy that sounds like someone who has been inside the house, without "stunning," "must-see" or upgrades nobody made.

Listing copy is advertising, so fair housing rules apply. The prompt tells the AI to describe the property, not the kind of buyer who should live there: no "perfect for young families," "ideal for retirees" or "great for professionals." Have your broker review the wording, and check your MLS's own rules.

**Have a professional review it.** This prompt helps you draft, not decide. AI can get the law wrong and doesn’t know your jurisdiction or your facts, so have a licensed attorney review anything legal before you send or sign it.

## Fill in the blanks

**`[BROKERAGE]`**

Your brokerage's name.

**`[PROPERTY FACTS]`**

Beds, baths, square footage with its source, year built, real updates with years, lot, parking, systems. Only what you've verified in the listing input, records or the seller's documents.

Your MLS remarks limit, converted to words if it counts characters, with some room to spare.

**`[MUST INCLUDE]`**

Anything that has to appear: an open house time, a feature the seller cares about, a required phrase.

## What a good answer looks like

- An opening line built on a real feature: "A one-story ranch on a corner lot with original oak floors and a 2021 kitchen."
- Sources kept where they matter: "about 1,650 sq ft per county records."
- Spaces described by what they are, not who uses them: "a fenced backyard with a stone patio," not "room for the kids to play."
- Two labeled versions, each inside its length, both with the open house time.

## How to check it before you use it

An AI draft can sound right and still say something you never told it. Use the habit from the [Reply Faster lesson](https://learn.ynteractive.com/content/chatgpt-reply-to-customer-emails): check every promise, name, date and number against what you gave it before anything goes out.

- Check every claim: ask for a table of each feature in the copy and the fact behind it. Remove "updated baths" or "move-in ready" if you didn't say so.
- Read once just for people words: families, kids, couples, retirees, students, "walking distance to" a place of worship, anything about the neighbors. Rewrite each as a fact about the property.
- Check measurements, years and the open house time against the listing input sheet.
- Have your broker review it before it goes live, and check your MLS's rules on remarks.

## Why this prompt works

The Context does two jobs. It limits the copy to what you verified, which stops invented granite and "minutes to downtown," and it states the fair housing rule in terms a model can follow: describe the property, not the people. ## Frequently asked questions

**Can the AI check my existing listing for fair housing problems?**

It can flag phrases worth a second look if you paste the copy and ask it to list anything that describes people rather than the property. Treat that as a first pass; your broker, your MLS rules and fair housing guidance are the real check.
