## The example: a ranch on Alder Lane and a condo on Harbor Road

Elena Ruiz is an agent at Hollis Creek Realty, a made-up brokerage in a made-up town called Maple Falls. Her new listing is a three-bedroom, two-bath ranch at 412 Alder Lane: 1,650 square feet, a kitchen updated in 2023 with quartz counters, a roof replaced in 2024, a fenced backyard with a big oak, a one-car garage and a short walk to a park, listed at $359,000.

With no examples, ChatGPT writes something accurate but generic: it opens with "Welcome to 412 Alder Lane", calls it "comfortable living space", says the new roof adds "peace of mind" and buries the oak tree and the park in the second paragraph. Some answers go further, with emoji, "nestled" or "boasts", or a phrase like "perfect for growing families", which describes a buyer rather than the home and which many MLS and fair housing guides tell agents to avoid.

Elena's own descriptions work differently. She leads with the one thing buyers will remember, gives plain facts with the years things were replaced, names the catch honestly (a kitchen that needs work, a 20-year-old roof) and always ends with "Call me to see it." Her three examples are a condo, a 1924 colonial and an as-is cape, so ChatGPT learns her voice rather than one kind of house.

## Who this lesson is for

This is for real estate agents, team leads and brokerage marketing assistants who write listing remarks, just-listed and open house posts, and want AI help without every listing sounding the same. You don't need a ChatGPT account to practice here, and it takes about seven minutes.

## What a few-shot prompt is

A [few-shot prompt](https://learn.ynteractive.com/content/glossary/few-shot-prompting) shows the model two or three finished examples of the writing you want, then asks for a new one. It has three parts: the ask (who you are and what to write), the examples, each with the notes it was written from, and the new job. The ### lines between examples are a simple way to show where each one starts and stops. OpenAI's own prompting guidance recommends giving examples when you want a particular format or style, because showing is more reliable than describing.

## Style, not facts: the line that matters most in a listing

Examples carry facts as well as style. Elena's condo example mentions an elevator, a deeded parking space and a river view. When she asks for a post about a different condo, ChatGPT could quietly give it the same features. In a review reply that is embarrassing; in a listing it is a misrepresentation that can follow you. So the second request adds one line: copy my style, not the facts, don't reuse features, streets or prices from the examples, and only use what's in these notes.

The post that comes back has only the Harbor Road facts: two bedrooms, 1,020 square feet, a balcony, laundry in the unit, the HOA fee, the price and the open house time. It still ends with "Call me to see it." Even with that line, read every number, feature and date against your listing sheet before anything goes on the MLS or social media.

## Ways to use it after the lesson

- Listing remarks for the MLS: keep three of your best past descriptions in a note and paste them under the template each time.
- Just-listed, open house and price-improvement posts: the same examples keep every channel in one voice.

## Good habits for AI listing copy

Describe the property, not the people you imagine buying it. Check your MLS's rules on remarks: many limit length and don't allow contact details or showing instructions in public remarks, so keep a sign-off like "Call me to see it" for your website and social posts. Keep claims you can't verify, like school rankings or future zoning, out unless you have a source. And follow your brokerage's policy on AI tools: the practice copy in this lesson sends nothing anywhere, but a real ChatGPT chat does.

    It leads with the best thing about the home, gives plain facts with the years, skips the adjectives, and ends with her line, call me to see it. You never described her style. The examples showed it. Now let's write a just-listed post for a second listing, in this same chat.
12. **Ask for a just-listed post.** Paste in the follow-up. It asks for a Facebook and Instagram post under 60 words for a condo on Harbor Road, and adds a guard line: **Copy my style, not the facts**.
    Here's the catch with examples. ChatGPT can copy the facts in them, not just the style. The condo in Elena's first example has an elevator, parking and a river view, and ChatGPT could hand those to the new condo too. So add one line: copy my style, not the facts.

    It reads like Elena, and it only uses what's in the notes. No elevator, no parking space, no river view. In a listing, a feature the home doesn't have is a real problem, so that one line matters. It helps that your examples were three different kinds of homes too.

**How do I get ChatGPT to write listing descriptions that sound like me?**

Give it examples instead of adjectives. Paste two or three of your own past descriptions, each with the notes you wrote it from, between ### lines, then the new listing's facts. Pick examples that are different kinds of homes so it learns your voice, not one house.

**Can ChatGPT add features the home doesn't have?**
